The first question every owner asks is “what does it cost?” — and the industry’s habit of dodging it is exactly why we won’t.
Management fees in this business are a percentage of what the property earns. That alignment is the whole point: we make money when you do, and an empty calendar costs us too. Ours works out to a 75/25 split, and the majority side is yours: we take the money a stay brings in, subtract the cleaning fee the guest paid, and you keep 75% of what is left. The cleaning fee never comes out of your side — it goes to the people who clean the house. Beyond that, the costs are the real costs of running a rental — supplies, and repairs when something breaks — itemized on your statement, not buried.
What should make you cautious anywhere you shop: setup fees that charge you before a single booking, markups hidden inside maintenance invoices, contracts that lock you in for years regardless of performance, and the phrase “industry standard” used in place of an actual number.
Furnishing is the one thing billed separately, and only if you want it. If your home is already furnished, you pay nothing for it. If it is empty, it runs from around 15% of the project when you do the sourcing and we coordinate, up to roughly 30% when we handle the whole thing — design, shopping, sourcing and install. What your total actually looks like depends on the property and the work involved, so we would rather look at your place and give you a real number than print one here that is wrong in both directions.
What we can promise in ink: nothing charged to sign on, no markup buried inside a maintenance invoice, and a statement you can read without a translator.
