Monroeville Owners: The Nurses and Families Looking for a Home Near Forbes and UPMC East

If you own a house, townhome, or condo in Monroeville, Penn Hills, Plum, or Murrysville, you’re sitting closer to steady rental demand than you might think. Two hospital systems operate a few minutes apart here: AHN Forbes, with its Level II trauma center and cancer center, and UPMC East on Mosside Boulevard. Hospitals bring people who need a furnished place to live for a month or more.

Who’s looking for a home out here

Travel nurses usually sign 13-week contracts. Visiting clinicians come in for a rotation. Families come to stay near someone going through weeks of cancer or trauma care. None of them are tourists, and none of them want a hotel room for three months. They want a kitchen, a washer and dryer, a parking spot, and a short drive to the hospital.

We already hear from these guests. Our guide to furnished medical stays in Monroeville is written for them, and it sits alongside our travel nurse housing and extended stays pages. What the east suburbs are short on is homes. Much of this demand ends up in the city, a 20-to-30-minute drive from the unit, because there isn’t much furnished housing set up for it near Forbes and UPMC East.

Why a month-long stay suits a suburban home

A mid-term stay behaves more like a short lease than a vacation rental. One guest books for 30 nights or more, so there’s one clean and one move-in instead of a new arrival every weekend. Wear on the house is lighter. Income is steadier through the winter, when nightly bookings across the region slow down.

Monroeville is also its own municipality, outside City of Pittsburgh limits, so the city’s short-term rental rules don’t apply here. Local rules still do. Before we take on any home, we check what the municipality and county require for that specific address.

What we do, and what it costs

Rivers & Steel City Homes has managed furnished rentals in the Pittsburgh area since 2018. For a medical mid-term home we handle the listing, the pricing, guest screening and communication, cleaning, restocking, and maintenance calls. You get a monthly statement that shows every stay and every expense.

The money works like this: we take what a stay brings in, subtract the cleaning fee the guest paid, and you keep 75% of what’s left. The cleaning fee never comes out of your side. If the home needs furnishing, that’s a separate, optional service. It runs from about 15% of the project when you do the buying and we coordinate, up to about 30% when we handle everything. If the place is already furnished, it costs nothing.

Not every east-suburb home is a fit. Distance to the hospitals, parking, and layout all matter, and sometimes a regular long-term lease is the better call. We’ll tell you which one we think your property is.
